This Privacy Policy explains how Thaicondocrowd Co., Ltd. ("Thaicondocrowd", "we", "us", "our"), a company registered in the Kingdom of Thailand under DBD No. 0105566049817, collects, uses, stores and protects your personal data when you visit thaicondocrowd.com (the "Website") or request a free consultation regarding the residential property participation programme.

This Policy is published in accordance with the Personal Data Protection Act B.E. 2562 (2019) of Thailand ("PDPA") and, where applicable, the General Data Protection Regulation (Regulation (EU) 2016/679).

1. Data controller

The data controller is Thaicondocrowd Co., Ltd., registered office at 29th Floor, Empire Tower, 1 South Sathorn Road, Yannawa, Sathorn, Bangkok 10120, Thailand. You may contact our Data Protection Officer at privacy@thaicondocrowd.com.

2. Categories of personal data we collect

Identification data: full name, age range, region of residence.
Contact data: email address, phone number when voluntarily provided.
Technical data: IP address, browser type, device type, operating system, language preference.
Navigation data: pages visited, time on site, referring source, in aggregated form.
Consent records: cookie choices, marketing consent status, date and origin of the consent.

3. Purposes and legal bases

Replying to your consultation request and presenting available residential projects — performance of pre-contractual measures at your request (PDPA s.24(3) and GDPR Article 6(1)(b)).
Maintaining the security of the Website and prevention of fraud — legitimate interest of Thaicondocrowd (PDPA s.24(5) and GDPR Article 6(1)(f)).
Audience measurement and improvement of the Website — your consent collected through the cookie banner (PDPA s.19 and GDPR Article 6(1)(a)).
Sending information about the programme by email — your explicit consent given at form submission, which you may withdraw at any time.
Compliance with legal obligations (tax, anti-money laundering, record-keeping) — PDPA s.24(6) and GDPR Article 6(1)(c).

4. Recipients of your data

Your personal data is accessed only by authorised staff of Thaicondocrowd Co., Ltd. and by carefully selected processors acting on our written instructions: cloud hosting providers located within Thailand or the European Economic Area, transactional email providers, anti-fraud and analytics providers. We never sell your personal data.

5. International transfers

Where personal data is transferred outside Thailand, we ensure an adequate level of protection through Standard Contractual Clauses, binding corporate rules or any other mechanism recognised by the Personal Data Protection Committee of Thailand.

6. Retention periods

Consultation requests: 36 months from the last interaction.
Cookie consent records: 13 months.
Accounting and legal documentation: 10 years, in accordance with Thai law.

7. Your rights

Subject to applicable conditions, you have the right of access, rectification, erasure, restriction, portability, withdrawal of consent at any time and the right to object to processing. You may exercise these rights by writing to privacy@thaicondocrowd.com. You may also lodge a complaint with the Personal Data Protection Committee of Thailand (https://www.pdpc.or.th).

8. Security

Thaicondocrowd implements appropriate technical and organisational measures: TLS 1.3 encryption, role-based access control, multi-factor authentication, daily backups, logging, periodic security audits and staff training.

9. Children

The Website and the programme are reserved for adults. We do not knowingly collect personal data from persons under 20 years of age. If you believe such data has been collected, please contact us at privacy@thaicondocrowd.com.

10. Updates

This Policy may be updated to reflect changes in our practices or in applicable law. The date at the top of the document indicates the latest update. Significant changes will be highlighted on the Website for at least 30 days.
