These Terms & Conditions (the "Terms") govern access to and use of the website thaicondocrowd.com (the "Website") edited by Thaicondocrowd Co., Ltd., a company registered in the Kingdom of Thailand under DBD No. 0105566049817, with registered office at 29th Floor, Empire Tower, 1 South Sathorn Road, Yannawa, Sathorn, Bangkok 10120, Thailand.

1. Acceptance

Accessing the Website constitutes full and unreserved acceptance of these Terms. If you do not accept any of them, you must leave the Website. Thaicondocrowd may modify the Terms at any time; the version in force is the one published on the Website at the date of consultation.

2. Purpose of the Website

The Website provides general, informational and non-binding information about the residential property participation programme offered by Thaicondocrowd Co., Ltd. and allows visitors to request a free consultation. The Website does not constitute an offer, recommendation, solicitation or advice to participate in any specific project. Participation is formalised only after a separate written agreement is signed between the participant and Thaicondocrowd.

3. Eligibility

Access to the Website is open to any adult of full legal capacity. The participation programme is dedicated to natural persons born between 1960 and 1985 and able to satisfy the verifications imposed by Thai law on real estate operations and on the prevention of money laundering.

4. Risks and absence of guarantee

• Participation in residential property construction projects involves risks, including the partial or total loss of the capital invested.
• Periodic distributions are subject to the actual progress and conditions of each project. They are neither guaranteed in their amount nor in their schedule.
• Past performance of any project does not predict future performance.
• Thaicondocrowd is not a bank and does not provide any deposit guarantee. The Website is not regulated by the Securities and Exchange Commission of Thailand (SEC) nor by the Bank of Thailand (BOT).

5. Intellectual property

All elements of the Website — texts, photographs, illustrations, graphic design, source code, brand "Thaicondocrowd" — are the exclusive property of Thaicondocrowd Co., Ltd. or its licensors and are protected by the laws of Thailand and international treaties. Any reproduction, representation, modification, publication or adaptation, in whole or in part, by any means and on any medium, is forbidden without the prior written consent of Thaicondocrowd.

6. User obligations

• Provide accurate, complete and up-to-date information when requesting a consultation.
• Refrain from any use of the Website contrary to applicable law, public order or good morals.
• Refrain from attempting to circumvent security measures, to harm the integrity of the Website or to introduce malicious software.

7. Liability

Thaicondocrowd implements reasonable means to ensure the availability and reliability of the Website. Within the limits authorised by Thai law, Thaicondocrowd cannot be held liable for indirect damages, loss of profit, loss of opportunity or loss of data, nor for any damage resulting from a use of the Website that does not comply with these Terms.

8. Governing law and jurisdiction

These Terms are governed by the laws of the Kingdom of Thailand. Any dispute relating to the Website or to these Terms falls within the exclusive jurisdiction of the competent courts of Bangkok, subject to mandatory provisions of consumer protection law.
